If you are looking for acreage in Southern Brevard County, there are a few areas to choose from:

LAKE WASHINGTON AREA

This area is located in North Melbourne and gets its name from Lake Washington which borders it to the west. Lake Washington is a fantastic fresh water lake that offers lots of opportunities for boating, airboating, fishing and more. It is a main water source for the City of Melbourne and other surrounding communities.

The Lake Washington area is prodominantly a rural area, although there are some neighborhoods with quarter acre to half acre lots. the average lot size is approximately 1 acre and there are many estate that range from 5 to 20 acres and more. Since this has always been considered one of the more desirable and upscale areas in South Brevard, there is very little vacant land left. The remaining buildable lots that are currently available range in price from $200,000 to $1,800,000.

There are however, stunning existing country homes in this area that are currently available from $300,000 to $2,700,000. Within a 5 minute drive from almost anywhere in this area, you can reach restaurants, shopping, golf, fishing, boating, schools and much more. While there are no public lands in the Lake Washington area that are set aside for horseback riding or hiking, Wickham Park is just a minute or two away. Wickham Park is a 391 acre regional park with scenic drive, lakes, pinewoods, open areas, equestrian activities and campsites. There is a dog park, disc golf course, ballfields, exercise trails and more. At the southwest corner of the park there is an equestrian center with stables, a show ring and trails.

WEST MELBOURNE

West Melbourne is an incorporated city that is bordered on the West by I-95 and on the East by Melbourne. There are approximately 15,000 residents in West Melbourne. In the last 5 to 10 years, many new subdivisions have been developed in this area. The average lot size in these neighborhoods is approximately .20 of an acre. However, there are several areas in West Melbourne that remain very rural. The average lot size in these areas is just under an acre.

West Melbourne has a very central and convenient location. It offers very easy access to I-95 and is just minutes to many restaurants, schools, Melbourne Square Mall and much more. For remaining buildable lots, the prices currently range from $172,000 to $1,500,000.

MALABAR

The Town of Malabar is located in Southern Brevard County. It is bordered on the east by the Intracoastal Waterway and to the south by Grant-Valkaria. There are approximately 2800 residents in Malabar. The average lot size in this area is 1.40 acres. There are many large estates of 10 or more acres which are used for equestrian boarding and training facilities, plant nurseries and more. Currently, the price range for buildable vacant residential land in Malabar is $125,000 to $298,500 for a 1.40 acre site with road frontage.

Existing homes range from $299,900 to $3,100,000. Malabar is one of the rare communities in South Brevard where you can have both acreage and direct riverfront sites. Within a 10 minute drive from anywhere in Malabar, you can reach a Wal-Mart Supercenter, Home Depot, several grocery stores, restaurants, schools and Palm Bay Hospital to name a few. Malabar, along with Grant-Valkaria to the south, are truly an ideal location for those who enjoy outdoor pursuits such as hunting, fishing, horseback riding, hiking and more. There are three public sanctuaries in this area that offer thousands of acres of trails that are protected by the EEL's program (Environmentally Endangered Lands).

GRANT-VALKARIA

Recently incorporated Grant-Valkaria is adjacent to Malabar on the south and is bordered on the East by the Intracoastal Waterway.  Grant-Valkaria is a rural community of mostly estate sized lots.  The average lot size is 1.50 acres. There are many large estates of 10 or more acres which are used for equestrian boarding and training facilities, plant nurseries and more. Currently, the price range for buildable vacant residential land in Grant-Valkaria is $135,000 to $255,500 for a 1.40 acre site with road frontage.
